Second dwellings between bluff and beach
The answer is different street by street
This is not a town with one ADU story. Lot shape, slope, access and proximity to the water vary dramatically over short distances, and a scheme that is obvious on one block is impossible two streets away. The first visit is worth more than any amount of general advice.
Wind, salt and a small building
A compact structure on an exposed coastal site takes weather from every direction. Envelope detailing, glazing specification and material choice matter more here than on a sheltered inland lot, and they are what determine whether the unit still looks good in a decade.
Two households sharing a coastal lot
Where outdoor space is the main amenity, the siting question is really about privacy and outlook: giving each dwelling somewhere to sit that is not overlooked, and making sure the new building does not take the view it was placed to enjoy.
City review, plus the coastal layer where it applies
The application goes to the city's Building and Safety Division, with plans submitted online and the permit collected in person. Near the water, an additional coastal review can apply to exterior work, and we establish that at the outset rather than midway.
Deliveries down a beach lane
In the beach-level neighbourhoods, streets narrow, parking is contested and there is no space to stage a building project on the frontage. Everything a second dwelling requires has to arrive in planned, compact loads at agreed times, with waste leaving on the same discipline, and the whole programme written around that rather than around what would be convenient. It is entirely workable and it is one of the reasons a coastal build takes longer than the same drawing would take on an open lot. Being honest about that at the outset is better for everyone than discovering it in the second week.
