Whole-Home Remodeling in Dana Point
Serving 92629 · 92624 and San Juan Capistrano, Laguna Niguel, Laguna Beach
The most common serious project in Dana Point is not an addition — it is a complete interior rethink of a structurally sound house from the seventies or eighties. The lots and locations here are irreplaceable and the buildings are generally fine; what has aged is everything inside them and the assumptions the plan was built on. Taking the whole interior at once, rather than a room at a time, is what allows the house finally to be organised around the coast it sits on.
Real projects. Real prices.
73 finished remodels published with their final price — nothing hidden.
What 17 finished LA whole-home remodels actually cost: a median of $150k, in a range of $36k–$440k. Real final prices from our own job records, not estimates.
$150,000 A cobalt glass-tile backsplash with marble-look slab baths in brushed brass.
$237,000 Deep green tile floor-to-ceiling, a farmhouse sink, living space open to the patio.
$238,000 A walnut-fronted quartz island, arched openings, and sage-green stacked tile baths.
$250,000 White shaker cabinetry and veined quartz, with hex-mosaic walk-in showers.
$275,000 A broad quartz island, a curved staircase with iron balusters, marble-look baths.
$440,000 Stone-look tile bathrooms with freestanding tubs, under an exposed beam ceiling.
Whole-interior rethinks in a coastal town
Keep the shell, replace the thinking
Where the structure is sound, the money is far better spent reorganising the plan, renewing every system and finishing to a consistent standard than on chasing extra square footage. The transformation these houses undergo inside their existing walls surprises most owners.
A bluff lot and a beach lane are different builds
On the bluff the concerns are wind, edge conditions and protecting a view; down in the beach lanes they are access, staging and neighbours within touching distance. The same scope of work prices and schedules differently between them, and it should.
Where the coastal layer enters
Close to the water, exterior work can engage coastal review in addition to the city's building process. Identifying whether a scope touches that before design begins — rather than during plan check — is one of the more valuable things local knowledge buys here.
Renewing services in a salt environment
A whole-house pass is the moment to replace corroded metalwork, upgrade exterior-facing assemblies and specify hardware that will survive the exposure. Doing it while everything is open costs a fraction of doing it piecemeal from a ladder in five years.
