Large rooms with small ideas
Space is rarely the constraint in these bathrooms; planning is. Reorganising a generously sized room around a proper shower, a real vanity wall and a window worth looking through delivers more than any amount of higher-specification tile in the existing layout.
Privacy is not the problem here
Unlike almost anywhere else in the region, a bathroom on these parcels can have a genuinely large window without a neighbour on the other side of it. Designing for that — glass where glass is possible, screening only where it is actually needed — is the local luxury.
Drainage on a sloping, semi-rural parcel
Where a bathroom moves, the waste route has to be worked out against the levels of the house and the site rather than assumed. Establishing that early keeps a project from meeting its most expensive fact after demolition has already happened.
Filing with the city's own division
Plans are reviewed and permits issued by the City of La Habra Heights Building Division. Straightforward refits carry little paperwork; work that moves plumbing or alters structure earns a set of drawings that answers the reviewer before the question is asked.
A room that gets genuinely cold at night
Houses up here sit higher and more exposed than the suburbs below, and the temperature swing between a warm afternoon and a cold night is real. A tiled bathroom with a stone floor and a large window is where that is felt most sharply. Underfloor heating, a heated towel arrangement that works rather than decorates, insulation improved wherever a wall or floor is already open, and glazing specified so the window is not a cold plate are all inexpensive during the work and effectively impossible afterwards. They belong on the drawings, and they change how the room is used on precisely the mornings when it matters most.
