Renew the invisible, respect the visible
The correct instinct in a period house is aggressive about systems and conservative about fabric. Rewire completely, replumb completely, insulate properly — and be extremely reluctant to remove original plaster, tile, joinery or windows that are performing.
Undoing the 1970s and 1980s
Most of these houses carry an unsympathetic update somewhere: a dropped ceiling, an aluminium window, a bulldozed opening. A whole-house scope is the only practical moment to reverse those, because the reversal usually crosses several rooms at once.
Slope, drainage and the water question
Much of the city steps toward the coast. On a whole-house project, drainage, waterproofing and how the ground meets the structure deserve engineering attention rather than a landscaping fix, because the walls will not be open again for another generation.
Talking to the City before the design is fixed
The City asks owners to check with Planning and Building before construction is contemplated. On a whole-house scope that conversation is genuinely useful — it establishes what the review will care about while the design can still absorb the answer cheaply.
