Ocean-facing walls in these kitchens frequently carry a single modest opening, sized for ventilation. Enlarging it, or moving the working core so somebody at the sink is looking at water rather than tile, is the change that reframes the entire room for a fraction of what an addition costs.
Seventies cabinetry and what should replace it
Heavy dark runs with valances and small doors make these rooms feel lower and tighter than they are. Full-height storage, a lighter palette and a proper island transform the perceived volume before a single wall has been touched.
Specifying for air off the water
Hinges, handles, appliance faces and window ironmongery all live shorter lives close to the ocean than a manufacturer's warranty implies. Choosing for the exposure at specification stage is inexpensive; replacing corroded hardware in a finished kitchen is not.
Submit online, collect at City Hall
The city's Building and Safety Division accepts plans for review online, and the issued permit is collected in person at City Hall — a small scheduling fact worth knowing when a kitchen's demolition date depends on it.
