Removing the soffit the eighties left behind
The dropped bulkhead above the wall cabinets is the most dating element in these kitchens and one of the most satisfying to remove. Taking the cabinetry to full height changes the perceived ceiling, the storage capacity and the character of the room in a single decision.
From peninsula to island, properly
The half-open peninsula was a compromise between two eras. Converting it to a true island — correctly sized, correctly spaced from the runs, with seating that does not sit in the working triangle — completes the move the original plan was reaching for.
Daylight on a stepped lot
Terraced siting means one side of the house often looks into a slope while the other opens to air and light. Understanding which is which decides where glazing pays and where a skylight or a light well earns its cost, and it is site-specific enough that no template survives contact with the property.
The city's own review, filed online
Plan check, permits and inspections run through the City of Laguna Niguel Building & Safety Division, with applications, fees and inspection scheduling handled by the city's online permit centre. An orderly process that rewards a complete first submittal.
