A garage conversion spends its budget on insulation, glazing, systems and finish rather than structure. That is why it is the best value per square foot in remodeling — provided the design erases the garage's memory: proper floor build-up, real windows, ceilings that match the house.

It is unglamorous planning, it takes an afternoon, and it is the difference between a converted space that stays lovely and one that fills up within a season.
