What the coastal zone changes about a kitchen
Inside the envelope versus outside it
Reorganising a kitchen within its existing footprint is a different proposition from pushing it outward. The first is largely a structural and services question. The second brings the coastal development permit path into the schedule. Knowing which one you are doing before drawings begin is the cheapest decision in the project.
The City issues the coastal permit, not the state
Malibu has had a certified Local Coastal Program since 2002, so coastal development permits are issued locally rather than by the state. People who have heard horror stories about the Coastal Commission are usually surprised by this.
Getting materials to the house
Cabinetry and stone have to physically arrive. On a narrow beach lot or a hillside property reached by a private road, delivery access shapes what is practical to specify, and it is worth resolving at selection stage rather than on delivery day.
Where the appliances actually come from
Specifying a large imported appliance package is easy; getting it up a canyon road and through a door built in another era is the part that bites. On constrained approaches we check the delivery path against the spec sheet before anything is ordered.
