The service wing was never meant to be seen
In a 1920s plan the kitchen was staff territory: small, closed, at the back, connected to a pantry and a service door. Reworking it for a household that lives in the kitchen means annexing the adjoining service rooms, which is usually possible and almost always the right first idea.
Plaster, arches and what is worth keeping
Original plaster, arched openings and true casement windows are the reason these houses command what they do. A good scope protects them and works around them, replacing what has failed rather than levelling everything to make the drawing simpler.
A morning counter and a real conversation
The city Department of Building and Safety reviews in-house and keeps walk-in morning hours, and the City explicitly asks that Planning and Building be consulted before work is contemplated. Treating that as an early design step rather than a late formality is what keeps period-house projects out of redesign.
Budgeting for a ninety-year-old house honestly
Original wiring, galvanised supply lines and undocumented past alterations are properties of the era, not defects of a particular address. A contingency written in at the start is not pessimism here — it is the only version of the number that survives the day the walls come open.
