Where a house steps with the hillside, moving a drain is not always the simple job it appears on a plan. Checking what is actually achievable before committing to a layout is worth the hour it takes.
Primary suites are the common brief
In houses of this size the request is usually a primary bathroom that works properly rather than a larger one. Better storage, a better shower and better light generally beat extra floor area.
Ventilation in a warm inland valley
This side of the hills runs hotter and drier than the coast, and bathrooms here are frequently under-ventilated for it. Getting extraction and make-up air right is unglamorous and it is what keeps a new bathroom looking new.
Water pressure on the upper floors
In larger hillside houses the top-floor bathrooms are frequently the ones that disappoint. Establishing what pressure is actually available before selecting a shower system avoids a fitting that can never perform as advertised.
