Where the coastal path does and does not apply
Like-for-like replacement inside an existing bathroom is the simplest work in Malibu. Once an exterior opening changes or the footprint grows, the coastal development permit path applies, and the honest thing to do is say so before design rather than after.
Waterproofing is the whole job
Everything visible in a finished bathroom sits on top of work nobody ever sees. In a coastal climate the membrane, the substrate and the drainage detail are what determine whether the room is still sound in fifteen years. That is where the money should go first.
Water, and where it comes from
Parts of Malibu are served by county water infrastructure rather than a city system, and some properties handle wastewater on site. Neither stops a bathroom project, but both change what is sensible to assume about supply pressure and drainage before fixtures are chosen.
Guest bathrooms take the load here
Houses along this coast host more than most. The bathroom nearest the living space frequently does more work than the primary one, and it is usually the one worth spending the design attention on.
