Light before finish
In tract plans the rooms that feel worst are usually the ones with one small window and a closed doorway. Widening an opening or borrowing light from an adjacent room changes how a house lives more than any surface material will.
Specifying near the water
Within reach of salt air, hardware and metal finishes need choosing for durability as well as appearance. That is a design-stage decision.
