Designing for light, level changes and view
Use the levels rather than fighting them
Stepped floors and shifting ceiling heights read as awkward when ignored and as character when a design commits to them. That decision is made early or not at all.
Which design moves change the permit
Interior finishes and layout rarely trigger coastal review. Openings, glazing, height and anything altering exterior appearance can. In a city where the coastal zone covers nearly everything, knowing that line is worth having early.
